450 euro per month until the keys are delivered
Ferrovial Inmobiliaria has launched a new financing system for buyers of homes in its Las Terrazas de Gran Vía development. The initiative is aimed at enabling young people to buy their first home by making a reasonable down payment and monthly instalments of 450 euro until the keys are delivered. Those conditions will also enable others to consider buying a home as an alternative investment without the risks of taking on high costs.

The financing conditions for buying a home in this development are as follows: a payment of 3,000 euro to reserve the home and an additional 6,000 euro upon the contract signature, which the developer projects will be in September or October 2005. During construction, which could last 24 months, the buyers will pay 450 euro per month. Once the keys are delivered, the rest will be paid through a mortgage loan.
The development´s design is also flexible. Ferrovial Inmobiliaria held a competition among architects to seek a flexible design that could be adapted to new demands. The project, designed by the Paramós architecture firm, includes studio flats and one-, two- and three-bedroom homes. Las Terrazas de Gran Vía has around 200 homes (first phase) and the development includes shared gardens, a children´s playground, a swimming pool, a gymnasium and a community hall. Ferrovial has four other plots in PAU Vallecas for a total of 380 homes.
Innovation in sales
Ferrovial´s Real Estate division continues to seek novel selling strategies that will enable it to increase its sales capacity, by multiplying channels or adapting to changing demands. In 2001, it became the first developer in Spain to sell homes via El Corte Inglés department stores, an initiative that has been rounded off by the opening of Oficina Multicasa and the use of the branch and franchise network of Don Piso, its realtor subsidiary.
